What Estate Landscaping Should Get Right Here
Designs Built Around ROPO Standards
River Oaks Property Owners enforces the neighborhood's deed restrictions and reviews building work. We plan landscapes and hardscapes with that review in mind. The design fits the street, and the approval goes smoothly.
Mature Live Oak Care
Big live oaks define River Oaks lots and the esplanades along the boulevard. We protect root zones during construction and plant beds that work in their shade. We trim with the long life of the tree in mind.
Drainage on Heavy Clay
Greater Houston sits on clay that swells when wet and shrinks when dry. We grade grounds and run drains so water moves off the lot, away from the foundation, and toward the right outfall.
Built for Heat and Storms
Materials and plants are chosen for long, humid Gulf Coast summers and heavy rain. Sound footings, sealed stone, and the right species hold up far better than quick fixes.
Formal, Cohesive Layouts
Estate grounds read best when the gardens, hardscape, lighting, and lawn follow one plan. We map the whole property first, then build it as a single, balanced design.
Professional Landscaping & Hardscaping in River Oaks, Houston, TX
River Oaks runs from Buffalo Bayou on the north down to Westheimer Road, between South Shepherd Drive and the Inwood Drive area. The estate lots, the oak-lined boulevard, and the bayou frontage all ask for a careful hand. We start by walking the property and reading its soil, grades, light, and tree canopy. From there we build a master plan. It covers the gardens, the hardscape, the drainage, and the lighting as one piece of work. The result is a property that looks planned from the curb to the back lawn and holds that look for years.

Top Landscaping & Hardscaping Services in River Oaks, Houston
Estate grounds use every part of what we do. That means landscaping for formal beds, trees, and drainage, hardscaping for stone terraces and walls, and outdoor living spaces like covered patios, kitchens, and lighting.
Estate Landscape Design & Master Planning
On grand River Oaks lots, a strong plan matters before a single plant goes in. We design the full property at once: the gardens, hardscape, drainage, and lighting. It reads as one formal, whole space and sits well with the neighborhood's review standards.
Drainage & Grading Near Buffalo Bayou
Buffalo Bayou borders River Oaks on the north. Bank erosion and flooding hit lots along it hard during Hurricane Harvey in 2017. We grade grounds, install French drains, and direct runoff. Water then leaves the lot safely instead of pooling against the house or the bank.
Formal Garden & Plant Bed Design
River Oaks has a long garden tradition. In early March of alternate years, the River Oaks Garden Club's Azalea Trail draws visitors to its homes. We build formal beds with better soil and irrigation. We use azaleas and other plants that thrive in the shade of mature oaks.
Mature Live Oak Trimming & Removal
The neighborhood's live oaks are part of why the streets feel so settled. We trim to keep large oaks healthy and safe and clear storm damage. We remove trees only when they are beyond saving, always with the canopy and the lot in mind.
Irrigation for Large Grounds
Big estate lots and formal beds need water spread evenly without waste. We design and install irrigation systems zoned for lawns, beds, and trees. The whole property stays green through a Houston summer.
Patios, Pathways & Stone Hardscape
Formal grounds call for clean stone and well-set paths. We build patios, flagstone and paver walkways, and pathways that link the house to the gardens. We set them all on a solid base to stay flat on shifting clay.
Retaining Walls & Bank Stabilization
Slopes toward Buffalo Bayou and grade changes across large lots often need real structure. We build retaining walls and stone borders that hold soil, guide runoff, and frame the grounds without looking heavy.
Architectural Landscape Lighting
Good lighting shows off the house, the oaks, and the gardens after dark. We install low-voltage outdoor lighting that lights up estate architecture and mature trees. It also keeps paths and drives safe to walk.
Why Estate Landscaping Is Worth It in River Oaks, Houston, TX
River Oaks has been called Houston's most prestigious neighborhood since the 1920s, and the grounds are a big part of why. Well-planned gardens, clean hardscape, and healthy old trees keep an estate looking the way it should. They also protect a serious investment in the home.
Quality work also solves real problems unique to this area. The clay under the loop shifts with wet and dry spells and stresses slabs and walls. Lots along Buffalo Bayou face erosion and flood risk, as Harvey made painfully clear in 2017. Mature live oaks need careful care so they keep their shape and stay safe over a long lawn season.
We plan for all of it: drainage and grading that move water the right way, hardscape set to stay flat on clay, formal planting that fits the neighborhood, and lighting that finishes the look. The goal is grounds that are built once, built right, and easy to keep that way.

Houston Landscape Images is a first-class, professional company. First start to finish everything was handled at a high standard. From images, we were given a choice of paver and retainer options. We asked about how to solve a water drainage problem, so also received an excellent solution. Work was done timely and the workmen were very experienced. The landscape looks even better than we expected. No problems of any sort.

I couldn’t be more pleased with the work done on my yard by Houston Landscape Images. From start to finish, the experience was outstanding. Sanson Faltine, the owner, is incredibly knowledgeable and professional. He took the time to lay out a thoughtful design that worked beautifully with the existing trees and took into account how sun and shade would affect the space. In addition to the landscaping, Sanson also installed a sprinkler system. With many companies, sprinkler installations can lead to issues, but Sanson made sure mine was done with precision and worked flawlessly from the start. His attention to detail and the quality of his work are truly exceptional. He communicates clearly about how to care for the landscaping once the job is done and stands behind his work — something many don’t do these days. The results are something you’ll be proud of — a yard that not only looks beautiful but truly stands out above the rest. If you’re looking to invest in both beauty and quality for your outdoor space, Houston Landscape Images, led by Sanson Faltine, is the only way to go. Highly recommend!

River Oaks Landscaping FAQs
Does ROPO need to approve my landscaping or hardscaping plans?
River Oaks Property Owners, Inc. enforces the neighborhood's deed restrictions, and many exterior projects go through its review. Plantings usually raise fewer questions than walls, fences, drives, or structures. We design with the deed restrictions in mind, and we recommend you confirm the approval steps with ROPO before we start a larger build.
Can you build a terrace or patio without harming a mature live oak?
Yes, with planning. A common rule of thumb is to protect about one foot of root zone for every inch of trunk width, and most roots sit in the top 12 to 18 inches of soil. We keep heavy digging and base work outside that zone where we can. Inside it, we use lighter footings, bridging, or raised designs so the roots stay intact.
When should azaleas go in for a spring show?
Early spring is the best time to plant azaleas here, and fall also works. Houston soils tend to be more alkaline than azaleas like, so we build raised beds with an acidic, organic mix and good drainage. The River Oaks Garden Club's Azalea Trail is held in early March in alternate years, so planning a year ahead gives new plants time to settle in.
