A stamped pattern and warm color give a driveway the look of stone while keeping the strength of poured concrete.
Concrete driveways and sidewalks built on a graded, compacted base with control joints, so they hold up on Houston clay.
Houston Landscape Images (HLI) builds, repairs and replaces concrete driveways and sidewalks across the Houston area. We pour new driveways, widen and extend old ones, and tear out cracked or sunken slabs that have become a trip hazard. Our family-run crew has more than 30 years of hardscaping experience and does the work itself, with no subcontractors.
Every pour starts with proper grading and base work, because Houston's clay soil moves with wet and dry seasons.

Houston is hard on concrete. Much of the area sits on dark clay that swells when it gets wet and shrinks as it dries. That movement, plus tree roots and more than 50 inches of rain in a normal year, is what cracks driveways, lifts sidewalk panels and leaves low spots where water sits.
Some damage can be repaired. Some cannot. We look at the cracks, the slope, the edges and the soil, then tell you honestly whether a repair, a partial replacement or a full tear-out makes the most sense for your budget.
"Sansone provided all the drawings and specifications with his quote. He also handled all of the HOA requirements."
- Paul M., Google reviewWe look at your driveway, walks and lot, measure the area and check how water drains. We listen to what you need, like room for another car or a safer front walk.
We plan the layout, thickness, reinforcement and finish. When your HOA needs drawings and specifications, we prepare them for your application.
You get a clear, itemized price for demolition, haul-off, base, forms, concrete and finish, so you can compare quotes line by line.
Our crew removes the old concrete, grades and compacts the base, sets forms and reinforcement, then pours and finishes the new slab with control joints.
We protect the new concrete while it cures and walk the job with you. We tell you when it is safe to walk on it and when you can park on it.
Sansone and his crew are simply awesome! Highly recommended! I decided to expand my 2-1/2 car driveway into a full 3 car driveway. Part of my requirement was to remove parts of the existing driveway that were cracked. Sansone provided all the drawings and specifications with his quote. He also handled all of the HOA requirements. This was especially helpful as the HOA initially rejected my application for what appeared to be spurious reasons. Sansone got to work and provided an overwhelming amount of information to the HOA to support my application. As a result the HOA did grant approval. His work crews were very efficient and professional. They took care to not damage any surrounding areas. They cleaned up every single day and left the work site neat and tidy on a daily basis. They started work on the day he said they would and they finished the job exactly on the date as promised. Sansone even went to extra efforts for me. I had to go out of town immediately upon completion of the concrete work. He personally came back every day to spray down the concrete and to water the sod they had installed. I could not be happier with the work and the results. I highly recommend Sansone and Houston Landscape Images. I'm looking forward to having him work on some additional projects!
We recently hired Houston Landscape Images to install a few projects at our home: concrete driveway extension, cedar fence/gate replacement, subsurface drainage extension, exterior door added into brick wall. They did an outstanding job on all aspects of the project. Sanson was wonderful to work with, transparent on costs, and stayed in contact throughout the job. The crew was punctual, highly skilled and left the job site spotless each day. I would highly recommend Houston Landscape Images!
We now have beautiful sidewalks! Built on time and with great communication throughout project and fair price. Great company. Will use again.

Built from the ground up on a compacted base with steel reinforcement.
We build concrete driveways from the ground up. Good grading and a compacted base come first, because Houston's clay soil shifts. Then we form, reinforce and pour the slab, and cut control joints so any cracks follow straight lines instead of wandering.

Room for another car or a boat, tied into your old slab.
Need room for a third car, a boat or easier parking? We widen and extend driveways and tie the new concrete into the old slab. Many HOAs need to approve an extension first, so we plan for that from the start.

Tear-out, haul-off and a new slab when the old one has failed.
When a driveway is badly cracked, sunken or broken up, replacement is the better long-term fix. We handle demolition and haul-off, rebuild the base and pour a new slab. It is also a good time to change the shape, widen it or upgrade the finish.

Crack sealing and panel replacement add years for much less money.
If the slab is mostly sound, a repair can add years of life for much less than a new driveway. We fill and seal cracks, replace single broken panels and fix edges that have chipped off.

New front walks and repairs to lifted or broken sidewalk panels.
We build new front walks and repair or replace public sidewalks along the street. In the City of Houston, the owner of the property next to a sidewalk is generally responsible for fixing it, and sidewalk work in the right-of-way needs a city permit.

Stamped patterns, color, exposed aggregate and paver borders beyond plain gray.
Plain gray is not your only choice. We offer stamped patterns, color, exposed aggregate and paver borders. An old driveway in good shape can also get a stamped concrete overlay instead of a full replacement.

Slope fixes, drains and edge lights for a drier, safer driveway.
Water that sits on a driveway or runs into the garage needs a fix. We correct slopes and add French drains or channel drains. We also add low-voltage landscape lighting along the edges for safer nights.

Driveway and sidewalk work touches the street, the city and often the HOA. We plan for all three. We build driveways and walks for many kinds of Houston properties:
Our hands-on team handles the whole job, from tear-out to the final broom finish.

A stamped pattern and warm color give a driveway the look of stone while keeping the strength of poured concrete.

A curved concrete walk leads to the entry, with stone-edged beds and a downspout that drains away from the path.

A plain broom-finish concrete sidewalk gives good grip in wet weather and is easy to keep clean.

Driveway replacement cost in Houston depends on the size of the slab, whether old concrete has to be torn out and hauled off, how much base work the soil needs, the thickness and reinforcement, and the finish you choose. City permits and HOA requirements can add time and cost as well.

We build and repair driveways in Houston, Fort Bend County and nearby cities. Our home base is in Richmond, so Fort Bend County and Katy are close by. Each city sets its own permit rules, and we plan for them.
Most concrete driveways we build fall into three ranges. A basic broom-finish driveway or walkway up to 500 square feet runs about $4,000 to $8,000. Driveways of 500 to 1,200 square feet with upgraded finishes like stamped concrete or exposed aggregate run about $8,000 to $15,000. Larger or custom driveways start around $15,000. Tear-out and haul-off, base work, thickness and permits all affect the final price. We give you a free, itemized estimate after we see the site.
Repair makes sense when the slab is mostly level and the damage is limited to a few cracks, a broken panel or chipped edges. Replacement is the better choice when large sections have sunk or lifted, cracks keep growing, the surface is crumbling, or water drains toward the house. A resurfacing overlay only works on a slab that is still sound. We check your driveway in person and tell you honestly which option gives you the best value.
Inside the City of Houston, yes in most cases. The city requires a residential permit to build a new driveway or sidewalk, to remove and replace an existing driveway, sidewalk or curb, and to extend a driveway. Cities like Sugar Land, Katy and Pearland have their own rules, and many HOAs require approval too. We help you understand what your city and HOA need before any concrete comes out.
In the City of Houston, the owner of the property next to a sidewalk is generally responsible for repairing it, even though the sidewalk sits in the public right-of-way. The city runs a sidewalk program that can help in some cases, such as sidewalks near schools, along major streets or requests tied to disability access. Rules differ in other cities. If your sidewalk panels are cracked or lifted, we can replace them and match them to the surrounding walk.
You can usually walk on new concrete after a day or two. For cars, the common guideline is to wait about seven days, when concrete has reached most of its early strength. Concrete keeps curing for about four weeks, so wait around 28 days before parking heavy trucks, trailers or RVs on it, and stay off the edges early on. We give you exact timing for your pour during the final walkthrough.
Yes. We widen driveways for an extra car and add side parking pads. We cut the old slab cleanly, remove any cracked sections and tie the new concrete into the existing driveway. Many HOAs need to approve driveway extensions first. One of our customers wrote that we provided drawings and specifications with the quote and handled the HOA requirements for his three-car driveway expansion.
The biggest reason is the soil. Much of the Houston area sits on expansive clay that swells when wet and shrinks when dry, which pushes and pulls on the slab. Tree roots, a thin or poorly compacted base, and water running under the edges add to the problem. Some cracking is normal, which is why we cut control joints to guide cracks into straight lines. A strong base, reinforcement and good drainage keep the rest in check.

“Working with Sanson and his crew was a pleasurable experience. Great attention to detail, accurate estimate on project schedule, and results that exceeded expectations. Have already recommended Sanson and HL Images to several others and will work with them again in the future!!”
